A fire broke out in the early hours of Sunday, 8 March at the luxury resort Na Praia, located between Troia and Comporta in the municipality of Grândola, partially damaging the hotel building and forcing developers to postpone the project's planned June opening.
Portugal's Judicial Police (PJ) have opened a criminal investigation into the origin of the blaze, which affected part of the central section of the hotel while the complex was in the final stages of construction.
The Zara Connection
The resort is owned by Sandra Ortega, the billionaire heiress to the Inditex fashion empire that includes Zara, making the fire an international news story. Ortega is Spain's wealthiest woman, and the Na Praia project represents one of the largest luxury tourism investments on Portugal's Alentejo coast in recent years.
According to project promoter José António Uva, the fire damaged "some rooms" in the central area of the hotel but did not spread to the rest of the development. "Only one building of the hotel was partially affected," he said in a statement, adding that the damaged section extends roughly 50 metres.
Major Emergency Response
The alarm was raised at 4:40 a.m., prompting a large-scale emergency response. Around 90 firefighters from brigades across the Alentejo Litoral, Setúbal Peninsula, Alentejo Central, and Baixo Alentejo were deployed, supported by 35 vehicles. The operation also involved the National Republican Guard (GNR) and the Municipal Civil Protection Service of Grândola.
Firefighters managed to bring the blaze under control before it spread to other areas of the complex or to the surrounding coastal landscape — an environmentally sensitive zone known for its protected dunes and dense vegetation. No injuries were reported.
All Lines of Inquiry Open
The PJ's Department of Criminal Investigation in Setúbal conducted technical inspections at the site on Sunday morning. Investigators are examining several possibilities, including an electrical fault, accidental human error, or deliberate action. Forensic teams are also reviewing surveillance systems and technical data from the construction site.
A Project Mired in Controversy
The Na Praia resort has faced years of scrutiny from environmental groups, which argue the development could cause irreversible damage to local ecosystems. Several organisations have filed legal actions challenging the project, including a provisional injunction (providência cautelar) by environmental associations.
The project dates back more than a decade and initially generated significant controversy because of its location in one of Europe's most ecologically sensitive coastal areas. In response, developers reframed the initiative around an ambitious ecological restoration programme, working with landscape designer Filipe Soares to restore dune ecosystems by preserving native seeds and replanting endemic species.
Delayed but Not Derailed
Uva said developers will begin reconstruction immediately after assessing the damage. "We will start restoration work to fully rebuild the affected area so that the hotel can open as soon as possible," he said. Other parts of the resort — including independent accommodation units, public areas, service facilities, and the restaurant — were unaffected.
The fire adds another chapter to the complex story of luxury tourism development along Portugal's Alentejo coast, where rising international investment increasingly collides with environmental protection concerns and local community interests.
